Our engineers service and maintain air conditioning for homes and businesses, keeping your units at peak performance so you can count on them through the hottest weeks of the year. We can set up a regular servicing schedule or carry out a single visit, and we'll work around your business hours to keep disruption to a minimum.
We look after wall-mounted, cassette and ducted systems, ventilation units and condensate pumps from all the leading brands, including Mitsubishi Electric, Daikin and Fujitsu. Ask for a free quote and we'll talk you through our servicing packages.

Regular servicing helps your units work more efficiently, which lowers running costs, and it catches small faults early, before they turn into expensive repairs or breakdowns.
We tailor every contract to your site, your equipment and your budget, with visits every six or twelve months. If we install your system, adding a maintenance contract is the easiest way to protect it from day one.
Need a service without committing to a contract? Our one-off maintenance visits keep your units running well and pick up developing problems early, so you can avoid costly repairs. Our engineers work on all major brands, as well as ventilation units and condensate pumps.

Request a call-outA deep clean brings your units back to top condition, clears unpleasant smells and lowers the risk of future breakdowns. Book one on its own, or add it to your regular service.
Whenever our engineers are on site, for any reason, they'll let you know if a unit is due a deep clean.
Moved into a home or commercial unit with existing air conditioning but no service history? A deep clean gives you a clean, efficient starting point.
If you can't tell when the system was last looked at, a deep clean and service is the safest way to get it back on track and avoid an emergency breakdown.
Manufacturers recommend regular servicing. A unit left for more than a year will be working harder than it should to hold the right temperature.
Commercial kitchens, gyms and salons put extra strain on air conditioning. Filters clog faster and odours build up, so a deep clean with odour treatment restores performance.
Over time, dust, pollen and bacteria build up on the coils inside and outside your units. Airflow drops, temperatures become harder to control and the system uses more energy. A chemical coil clean is one of the most effective ways to restore performance, especially in busy, high-use spaces.
We recommend cleaning your coils at least once a year. Dirty coils make the system work harder, pushing up energy use and running costs.
Every visit follows a set checklist, so you know exactly what has been done.
Not included: taking the unit off the wall, dismantling the blower motor or drain pan, refrigerant top-ups or pressure testing.
Not included: outdoor unit cleaning (available on request), refrigerant top-ups, major repairs or replacing damaged parts.
Your engineer completes and signs a written report covering everything checked on the day.
If anything needs attention, we explain what we found and recommend any further work.
Where required, we update your on-site F-gas register with the leak test method and results.

Ask us a question →Maintenance means regularly inspecting, cleaning and testing every key part of your system so it keeps working efficiently and safely. A typical service covers filter and coil cleaning, refrigerant pressure checks, clearing the condensate drain, electrical checks and a full test run. Many manufacturer warranties require it, and larger systems also need regular leak checks by law.
For homes, a yearly service is the usual standard and is often needed to keep the manufacturer's warranty valid. Commercial systems in busy offices, shops and server rooms are best serviced every six months to protect efficiency and avoid unplanned downtime. Systems that need F-gas leak checks must also have them at set intervals, depending on how much refrigerant they hold.
An F-gas certified engineer cleans filters and coils, checks refrigerant pressures, inspects and flushes the condensate drain, checks electrical connections, tests controls and thermostats, inspects fans and motors, and runs the system through full heating and cooling cycles. You'll get a written report confirming the condition of your system. Our full checklists are shown above.
A planned preventative maintenance (PPM) contract books your servicing at agreed intervals, usually yearly for homes and every six months for businesses. For commercial sites, it keeps you on top of F-gas leak checks and records, helps protect manufacturer warranties and can support insurance requirements. We build PPM contracts for businesses, offices and property managers across London and the South East.
For many commercial systems, yes. Under UK F-gas rules, equipment holding 5 tonnes of CO2 equivalent or more of fluorinated refrigerant must be leak checked at least every 12 months, rising to every 6 months from 50 tonnes, and records of those checks must be kept. Breaking the rules can lead to penalties. Most home systems fall below the threshold, but an annual service is still recommended and is often a warranty condition.
It depends on the type of system (split, multi-split, cassette or VRF), how many indoor units you have, whether an F-gas leak check is needed and where your property is. Home servicing and commercial PPM contracts are priced separately. We'll give you a clear, itemised quote after a free assessment.
Common signs include weaker airflow, less cooling or heating than usual, hissing or other unusual noises, musty or chemical smells from the indoor unit, water dripping from the unit, and higher energy bills with no change in use. These usually point to dirty coils, low refrigerant or a blocked drain. Our engineers can visit to diagnose the problem.
